Jelly Roll and Bunnie XO’s Nashville Estate Reveals a Telling Sign Amid Their Divorce — Photo

Jelly Roll and Bunnie XO are navigating their divorce while managing their assets and future plans, including co-parenting and continuing their IVF journey.

The country star and his wife built a life together behind the gates of a sprawling Tennessee estate. Now it looks like that gate is open to a new future.

Jelly Roll and Bunnie XO seem to be taking another step toward officially closing a big chapter in their lives. The pair, who announced their divorce recently, are reportedly making real progress, and it has something to do with what TMZ spotted just outside their home in Tennessee.

Their divorce is moving forward. At this event, Jelly Roll and Bunnie Xo attended the 68th GRAMMY Awards at Crypto.com Arena on February 1, 2026, in Los Angeles, California.

What Court Records Reveal About the Split

Jelly filed for divorce from Bunnie a few months ago, in May 2026, according to court records, but the news of their separation broke out this June. Sources with direct knowledge of the matter say the decision was mutual, and both parties have chosen to keep the details private.

The pair’s history goes back further than most fans realize. The musician met the podcaster in 2015, years before his career took off in country music, and their friendship turned romantic the following year before they married in August 2016.

Their relationship was never simple. Bunnie has spoken candidly in the past about the couple breaking up and getting back together multiple times throughout their relationship, while Jelly has admitted to cheating on her, once describing it as “one of my worst moments.”

Even the lead-up to their wedding came with complications. Just one week before they tied the knot, the country artist welcomed a son with another woman, a situation that added early strain to a marriage already testing its footing. And then Bunnie had to become a stepmother to Jelly’s daughter, Bailee Ann, almost immediately.

What TMZ Caught Outside Their Nashville Home

Back on the subject of their separation, on June 16, a moving truck was spotted parked outside the expansive Tennessee estate the couple once shared. Workers were seen hauling items out of the home throughout the day.

At the time, it wasn’t clear whether one or both of them were clearing out, but neighbors told TMZ this was the first time they had ever seen movers at the property. That detail alone raised eyebrows, since a home that quiet rarely makes headlines.

Yet many still wondered: who exactly was moving?

How the Couple Is Dividing Their Assets

When the outlet first broke the news, there was no information about who would be leaving the estate, but now there is an answer. Sources confirmed that it was Bunnie who was moving her belongings out of the house that day.

Additionally, multiple insiders with direct knowledge of the situation told TMZ that dividing their property and other assets had gone smoothly so far. Both sides are reportedly focused on making sure each person walks away with what they deserve, and there have been no major disputes over money or real estate up to this point.

Bunnie Xo and her estranged husband reportedly began dividing their assets amicably amid their ongoing divorce. For this appearance, she appeared on SiriusXM’s “The Howard Stern Show” at SiriusXM Studios on February 17, 2026, in New York City, New York.

Bunnie is already set to take ownership of at least one of the properties the couple owned together, according to those same sources. Jelly and the podcaster built a real estate footprint across the Nashville area during their marriage, and insiders say the home they shared could eventually be sold off entirely.

The two are also said to already be living apart, each having settled into separate homes following the split. That shift appears to be more than just physical distance.

Bunnie XO Breaks Her Silence on the Divorce

While reports have focused on property, finances, and living arrangements, Bunnie recently offered her own explanation for what led to the end of the marriage.

Speaking on her “Dumb Blonde” podcast, the influencer confirmed that she and Jelly Roll are divorcing after nearly ten years together. However, she pushed back against many of the rumors that surfaced after the filing became public.

According to Bunnie, the split was not caused by infidelity, lawsuits, or outside controversies. Instead, she described it as the result of years of strain, including communication issues, the emotional toll of multiple failed IVF attempts, grief following the deaths of her parents, and the pressures that came with both of their careers taking off at the same time.

She also addressed speculation linking her to Nickelback frontman Chad Kroeger, saying social media posts featuring the band had been misinterpreted after news of the divorce broke.

“I am not dating Chad Kroeger,” she said, adding that she never cheated on Jelly Roll. Bunnie also shut down rumors that Jelly Roll was romantically involved with singer Jessie Murph. “He is not with her,” she said on the podcast.

Despite the divorce, Bunnie stressed that she and Jelly Roll remain close. Throughout the discussion, she repeatedly referred to him as her “best friend” and said the pair had already reached an agreement on the terms of their divorce.

She also revealed that they still plan to continue their IVF journey and hope to have a child together, with plans to co-parent. “We’re still having a baby together,” Bunnie said. “We’re going to co-parent together. Jay is my best friend.”

Their Online Presence Is Changing Too

Aside from physically separating, Jelly recently removed Bunnie’s name from his Instagram bio, a quiet but telling update for fans who have followed their relationship for years. It is the kind of small digital change that speaks louder than any statement could.

Despite the personal upheaval at home, the country star has kept moving forward professionally. He hit the stage in Toronto alongside Post Malone this past Tuesday, continuing his tour schedule as the divorce plays out behind the scenes.

For now, both Jelly and Bunnie seem intent on handling this privately and without unnecessary conflict. Whether that house outside Nashville stays in the family or hits the market next remains to be seen.

Unfortunately, there could be some issues regarding their assets despite how amicably they’re trying to work it out. As previously reported, according to Page Six, Jelly has an estimated net worth of $20 million, while Bunnie’s fortune is calculated at approximately $7 million.

What remains unclear is whether the former couple signed a prenuptial agreement. That fact could play a significant role in determining how assets are classified and distributed as the divorce moves forward.

The Missing Detail That Could Affect the Asset Division

The same publication spoke with divorce attorney Isaiah Vallejo-Juste, who does not represent either party, about what factors could influence the division of assets.

“Both parties have possible exposure when it comes to the division of assets,” Vallejo-Juste told the outlet. “However, the extent of the exposure will be determined by whether the assets they own are marital assets and subject to distribution.”

The attorney explained that a prenuptial agreement could help guide the process. Without one, courts may consider a broad range of factors when determining how property should be classified.

According to Vallejo-Juste, property acquired during the marriage may be treated as marital property and could be included in the asset division process.

However, Vallejo-Juste said that does not automatically mean assets would be divided equally.

“Generally speaking, property acquired during the marriage may be considered marital and subject to distribution,” he said. “That does not necessarily mean that the property will be divided 50/50, and these issues could be subject to substantial litigation between the parties in the event there is a disagreement.”

The Assets That Could Make the Process More Complicated

The attorney also pointed to several types of assets that could become part of the discussion if there is no prenuptial agreement in place.

According to Vallejo-Juste, royalties, intellectual property, publishing rights, and similar assets could potentially be considered marital property.

Unlike traditional assets such as homes or bank accounts, those holdings may require additional valuation before a settlement can be reached. Vallejo-Juste said disagreements over how assets should be divided can sometimes complicate the process.

“If there is disagreement as to how to divide things, then yes, the divorce can get messy, but it is counsel’s job to clean up the mess and get it done,” he told Page Six.

The attorney added that assets such as royalties and intellectual property may require experienced attorneys and financial professionals to help determine their value and reach a settlement.

Why Bunnie Xo’s Contribution Was Raised as a Factor

When asked whether Bunnie Xo’s contributions during Jelly Roll’s rise in the music industry could be considered when determining a financial settlement, Vallejo-Juste responded, “Yes, it can.”

He added that courts can evaluate a variety of factors when determining the proper classification of property, particularly in cases involving significant assets accumulated during a marriage.

As a result, questions remain not only about the existence of a prenuptial agreement but also about how the couple’s various assets could ultimately be classified and divided.
